An experienced member of lettings department will carry out the initial market appraisal of your property advising you of best methods of marketing and the achievable rental. All prospective tenants are vetted through a credit reference company, and previous landlord and employer's references are asked for. For all student properties we also insist on UK based parental guarantees and a College / University reference.

Maintenance	Online Payments	Excellent Customer Service
Should the need for any maintenance arise, we have our own approved contractors who can quickly deal with problems and do not charge any call out fees for estimates. In addition should any repairs be necessary on your property, by your own contractor or ours, Seths will not charge you any admin fees; it is all part of our service!	Each month you will receive a full statement highlighting the rental received and any deductions. We can even transfer the rent online into your account within 24 hours, so you don’t have to wait for the cheque to clear.	Whether you are letting out your property for the first time or the tenth time it can be a harrowing experience, and with this in mind we provide you with a quality service and tenants for your property.

Insurance	Vacant Properties	Photographic Inventories
We have an in house insurance service and can ensure that your property is adequately covered, and you as a landlord are covered against any risks involved in leasing. Should you require, we can undertake to visit your property when vacant to comply with your insurance policy	All tenancies need a professional inventory which notes not only the contents of your property but also its condition at the start and end of the tenancy. This is now required as essential evidence in proving any damage or similar claim against a tenant’s deposit.
